A dreamy gated condo property right on Napili Beach with clean, comfortable, updated rooms, and an extremely warm staff make you feel at home. In fact, they often greet guests by saying, “Welcome home.” As with many Napili resorts, most visitors are long-time repeats, and they can book out a year in advance. Layouts and furnishings are amazingly variable, but most are updated, very clean, and most face the ocean. There are coffee makers in the rooms, but you can also grab a free cup by the office most of the day. The laundry room is free, but you have to supply your own soap. Baths have showers only. All have full kitchens and air conditioning. It was built in 1961 and is not plush, but Hale Napili is an easy place to like—and an easy place to return to. We gave this resort a Solid Gold Value, but it is also a Real Gem. Studios (400–430 sq. ft.) are $245–$325. 1/1s (approx. 500 sq. ft.) are $395. 3-night minimum.

Some condos are more updated than others. They have a number of different layouts including single story, loft bedrooms and townhouses. This gated property is nicely oriented around the namesake cove (which is calm and has decent snorkeling—usually lots of turtles—but sometimes poor visibility). The complex is quiet and peaceful, but they rev it up a bit on Wednesday evenings with potluck pupu parties. Lots of return guests here. Weekly housekeeping for a 10-day or longer stay. Rates are reasonable at $197–$563, and that covers a complex assortment of layouts from 1/1s to 3/3s that range from 700–1,100 sq. ft. 3- or 7-night minimum. Discounts on longer stays.

Mauian on Napili Bay

The whole resort has a friendly, family feel, and staff has a lot of aloha. There’s a mai tai party once a week (they bring the booze and tunes; you bring the pupus) and annual shuffleboard tournaments.

Rooms are in sync with the plantation style of the buildings and are pleasant and comfortable. They are all 350 sq. ft. but feel larger. They have Tempur-Pedic beds and high thread count sheets. The arrangement is either two queen beds, or one king or queen and a pull-out sofa. The kitchens have convection ovens instead of just microwaves. The hotel-type rooms have smaller fridges and a microwave. Adjoining rooms available. No bathtubs in any bathrooms. No phones (you may use their courtesy phone for local calls) or TVs, except in the community Ohana Room where they serve free continental breakfasts, and you can watch videos with everyone else or pick up a book from their library and head back to your room.

The best asset of these small condo studios (approx. 380 sq. ft., including lanai) is their awesome location right on Napili Bay. Units are clean but may need updating here and there. Oceanfront units (especially rooms ending in 01-09) have unbeatable views if you stand on the lanais (the solid walls below the lanai railings make them feel closed in, but give you more privacy). Rates are $109–$409 from the listed agent with a 3- to 7-night minimum in high season. That price range is huge, and the high end $409 price tag doesn’t feel worth it compared to their neighbors who rent larger studios for less. However, some of the low-end prices are a good value, though they do not directly face the ocean. The listed rental agent is not on Maui.

Though this resort was built in the 1960s with only 11 rooms, they’ve certainly grown. But at the same time they’ve managed to retain that old world charm with new world amenities.

And these amenities are almost always free, including children’s programs during parts of the year, weekly classes in lei making, free snorkel gear (but no fins for some reason), SUP board storage, putting greens with clubs, shuffleboard, morning coffee and talk story by the ocean, weekly putting competitions with $0.50 drinks (couples are split up because they often don’t “play” well together, we were told), afternoon tea in the lobby, free weekly keiki hula show, etc. (It’s odd they charge $0.

Located on a rocky point, most of these condos have nice ocean views. There’s no good ocean entry on the property, but Napili Beach is only a 5-minute walk away. If you can snag a corner unit, the wraparound lanais afford some pretty expansive vistas. The second bedroom in the 2/2s is a loft. Guests sometimes drape a blanket on the railing to keep people outside on the ground from seeing them (but management would rather you not). Most of the two-bedroom units have air conditioning—be sure to ask if your unit does if visiting in the summer. Overall, the units feel spacious with the bedrooms well separated from the living rooms.  Most units have some stairs leading to them or within them. 1/1s (602–718 sq. ft.) are $259–$409, 2/2s (955 sq. ft.) are $329–$529. 2- or 7-night minimum.

This Outrigger-managed condo has tidy grounds with an expansive green lawn for your keiki to run around on. The rooms are well kept, and units have had some upgrades. Studios have a king and a twin bed, so they’ll sleep three comfortably. Interestingly, the studios feel roomier than their listed size, while the 1/1s don’t seem worth the extra money. This property is close to, but not on, Napili Beach, and management seems pretty quick to slap an “ocean view” label on rooms with marginal views (for example, Building H). The lanai walls effectively block ocean views from most of the rooms we saw. (We guess you could walk onto the lanais and crane your head, but that makes for a pretty weak “ocean view.”) The shuffleboard court and coconut checkers are a nice touch for onsite activities.

Three condo buildings with the back one containing the studios with A/C; the two oceanfront buildings have the 1/1s and 2/2s. A bit less dreamy than other Napili properties. Although most units have new bathrooms and kitchens, the furniture is nothing to write home about. Most units have sofa beds. Free coffee in the office all day, and DVD players are provided in all rooms. Studios (408–470 sq. ft.) are $249 (most have pull-down Murphy beds), 1/1s (549 sq. ft.) are $399–$459 (some of these are loft-type bedrooms), 2/2s (850 sq. ft.) are $649. Some discounts available. Good ’cause those rack rates are overpriced.

This condo complex is located on the south end of Napili Beach. The buildings aren’t as close to the water as other Napili properties, but the grounds are fairly well kept. All units have updated kitchens and bathrooms, and we found the furnishings have all been nicely updated since our last visit. All units have portable air conditioners so you can cool down no matter which room you’re unwinding in. Units 121–124 are super close to a pool—handy if you want to watch your kids from the condo. They have a weekly mixer with adult beverages for guests, as well as free continental breakfast on Fridays. Studios (525 sq. ft.) are $239–$408, 1/1s (600 sq. ft.) are $350–$559. Discounts for longer stays.

Napili Village is under new ownership reopened in 2020 as Napili Village Hotel. We will be back to review them once the dust settles and COVID allows.

This intimate condo property is very clean and well run with small, comfortable rooms that could use some updating. They have studios with accordion doors separating the bed from the rest of the unit, or 1/1s of the same size that feel smaller to us. Many rooms can fit up to four people. There are no phones in the units. Bathrooms are tiny and most have showers only, but a few tubs are available. First-floor units are good for people with kids since some rooms are near the pool. Housekeeping service provided daily, except Wednesdays and Sundays. They have free coffee in the Ohana Room by the pool each morning and a continental breakfast once a week, sometimes with fruit from their trees.
