A great condo location on Keawakapu Beach. Most units are 850 sq. ft. and have a very roomy feel and pleasing layout. The complex is clean and surrounds a pretty atrium. The bedrooms on the atrium side may be noisier and have less privacy. The oceanfront units are 1,250 sq. ft. and have awesome views overlooking the superb beach. Ground floor units may get a bit buggy. Only units 104, 202, 205, 208, 304, 311, 302, 303, 305, 307, 309 and 313 have A/C. North-facing units are cooler, but you may have more noise from the nearby restaurant. A few units do not have phones. Rates for the 2/2 units are $235 for low-season garden view to $749 for their best oceanfront during high season (units ending in 11, 12 and 13). 5- or 7-night minimum.

These condo buildings are across from Kama‘ole III Beach. The grounds are large with a huge lawn and BBQs—good for families. It was built in the mid ’70s but is in decent condition. The units are very clean, but may not have updated baths or kitchens. Glass panel lanai make good use of what view you have. You may also notice that no electric wires block the ocean view, if you have one. (A curse some of their neighbors have.) All units have A/C in bedrooms; some also have it in the living rooms. Elevator in buildings 2 and 4 only. 1/1s (778 sq. ft.) are $160–$220, 2/2s (1,000 sq. ft.) are $200–$270. 2/2s with loft (1,112 sq. ft. ) are $220–$290. The two-bedroom units are on top floors. Pretty good prices for the location. 7-night minimum.

It’s hard to find a condo in this area closer to the water. They have a crescent-shaped tower building (with elevator) and low-rise buildings that contain 1/1 units. The 2/2 units have a bedroom on the ocean side. The sound of the surf is ever-present here and will lull you to sleep. Other layouts put the bedrooms on the street side. It’s no bargain, but its proximity to the ocean and lovely grounds are hard to beat. Free coffee, tea and hot chocolate on the lawn in the mornings (except Sundays), and pupu parties once a week. Washer/dryer in some units. Many units have been upgraded nicely, so ask for one. 1/1 or 1/2 units (518–686 sq. ft.) are $317–$434, 2/2s (852–1,100 sq. ft.) are $427–$490. 4- or 7-night minimum.

A mid-’70s condo building, but it’s lovingly cared for and clean. The overall caliber of the rooms is good. Floors 4 and up have decent but partially tree-blocked ocean views, and Kama‘ole I Beach is across the street. Double lanai rooms are desirable because the bedroom is on the ocean side. The rooftop BBQ area is “the spot” for your evening meal with its great sunset view of the ocean, and they often have parties up there during some holidays. Comfortable and reliable. 1/1s (580 sq. ft.) are $160–$230, 2/2s (851–906 sq. ft.) are $190–$265, 3/2s (1,182 sq. ft.) are $240–$310. 5-night minimum. There is a $35 non-refundable “registration fee.” Sometimes special rates are available if you ask.

Proximity to the water is good at this condominium. Units vary in decor and many have been updated. The 774-sq.-ft. 2/2s feel cramped, and they allow only four (sometimes six) people per unit. The building is oriented away from the water, so lower-numbered condos are farther from the water. Ask for upper floor units ending in 03–06 for the best views. Short path to Kama‘ole II Beach. Across the street from Kama‘ole III Beach, these 10 condo buildings have some units with adequate views of the distant ocean, but most have garden views, which are very pretty, especially at night. Some have no views at all. With the keiki (kids) pool and a beach across the street, it’s a good place for kids. (How ironic that Kama‘ole means childless in Hawaiian.) The slate around the pool gets pretty hot on the feet. (We feel sorry for the poor hula dancers during the weekly mai tai parties, but the slate gets hosed down for them.)

The spiral staircase in the middle of the living room leading to top floor of some of the 2/2s is really… huge. Rooms are large, and most are nicely furnished. Large lanais on half; every other unit has a smaller lanai. Room safes are $2 (why not just include it in the resort fee?). Rates for 1/2 units (818 sq. ft.

This mid-’70s condo complex has distant partial ocean views at best (most are garden views). Building A townhomes sit closest to street noise, and foliage blocks most views. Building D has the best distant ocean views from upper floors. The variable and mediocre rooms feel a bit overpriced. Try to avoid units next to elevators because they are noisy and block the cooling breezes. The grounds are nothing much to speak of. At least it’s across the street from Kama‘ole II Beach. About half of the units have A/C. Studios (429 sq. ft.) are $174–$218, 1/1s (655 sq. ft.) are $199–$268, 2/2s (879 sq. ft.) are $225–$350. Some units have been upgraded, so ask for one. 4-,12- or 14-night minimum. $40 reservation fee and $25 damage waiver fee.

A collection of two- and three-story walk-up condos across the street from Kama‘ole II Beach, but the rooms are mostly garden view. Avoid the buildings closest to the beach (1–3) due to traffic noise. (Since it’s across the street from the water, closer to the beach also means closer to the road.) The buildings are cheap mid-’70s construction, but well maintained with nice grounds. The rooms are clean and functional; many have been updated. Washer/dryers in deluxe units (the rest use coin-op), A/C in deluxe units. Free room safes in some units. Still a decent price for the proximity to the beach. Nice folks here. They used to get a Solid Gold Value, but for this edition it’s priced about what it’s worth. The 650 sq. ft. 1/1s are $169–$197. 3- or 7-night minimum. Discounts available for longer stays. There is a non-refundable $25 “reservation fee.

A six-story semi-circular building with nice views north up the coast, especially rooms ending with 01 or 02. Though built in the mid-’70s, it’s clean, tidy, and they have nice extras such as a good front office, huge lawn area, putting green and shuffleboard. It’s a short walk to Keawakapu Beach. Two room layouts: 1/1 D units and 1/2 B & C units. B & C units are the best deal. Rooms ending in 03–06 overlook the pool, which may be a bit noisy. Overall, it’s a very nice place to stay because of the price and location. Some units have been upgraded, so ask for one. 1/1s or 1/2s (504–680 sq. ft.) are $295–$389, 4-, 12- or 14-night minimum.

Mana Kai Maui Resort

A hard one to classify. The building looks and feels like a hotel, but it’s a condo, and all rooms from the listed agent are decorated somewhat similarly. Half the rooms, called A rooms, are approx. 604 sq. ft., condo-type 1/1s (meaning they have a kitchen) with excellent views south down the coast. B rooms (210 sq. ft.) are available as hotel-type rooms or added on to the A rooms to make a 2/2 unit. The B rooms by themselves have poorer views and no lanais. (Only the 7th and 8th floors rise above their neighbor.) 1/1s have sliding shoji doors separating the bedroom from the living room.

The resort was built in 1973, but the common areas were remodeled to look like a trendy urban hotel. Some of the rooms currently don’t match the look of the hotel’s common areas, but they are very clean. Adjacent to an excellent beach (Keawakapu). Cultural demonstrations on site weekly.

Condo-style rooms have fairly large kitchens and deep but short tubs or walk-in showers. Their room air conditioning might not be cool enough in the summer. Overall, not a remarkable place to stay. Parking may be very far from your unit. No washer/dryer in hotel rooms. The (275 sq. ft.) kitchen-less hotel rooms (you can request a microwave) are overpriced at $359–$385, 1/1 condos (650 sq. ft.) are $405–$475, 2/2s (900 sq. ft.) are $545–$629. Those rack rates are waaaay high, but few pay them. Be sure to read the floor number explanation in the elevator, so you don’t end up in the wrong place like we did.

A small hotel with good services, pleasant rooms and a central Kihei location. Live music nightly by the pool. Grounds are unremarkable, and views are pretty much non-existent. Lots of airline personnel stay here. Rooms are adequately sized and have been updated nicely with new bedding, baths and furnishings, including sofa beds and microwaves in all rooms. Rooms (355 sq. ft.) are $265–$555, suites (519–545 sq. ft.) are $275–$605. Packages are almost always available, and rooms can sometimes be had for $195 and up, so ask.

A large, sprawling condo complex (half are timeshares) with spacious, clean, well-furnished units, albeit at a hefty price. Layouts are pleasing, the kitchens are small, but the lanais are huge. Some units have distant ocean views. It was one of the earlier large south Kihei condos but is well maintained. For special occasions like anniversaries, birthdays, etc., they may give you chocolates, a cake or champagne. Weekly mai tai parties, lei making, putting green and shuffleboard. Local calls are $0.60, and laptop-sized room safes are $2.60 a day. Rates for 1/2s (1,035 sq. ft., including lanai) are $455–$485, 2/2s (1,397 sq. ft., including lanai) are $509–$545, 3/3s with loft (1,695 sq. ft., including two lanais) are $725. Those rack rates are waaaay high, but few pay them.

This condo is across the street from the ocean with some distant ocean views. The property is very pretty, elevated and quiet. Room decor varies but is acceptable. The units were built over a dozen years, and the older units are a bit dark. The higher up in the alphabet, the newer the buildings. The two-bedroom units have two layouts—one with a loft-style bedroom and one all on one level. Some units have free room safes. 1/2 units (1,061 sq. ft., including lanai) are $216–$386, 2/2 units (split level and 1,279 sq. ft., including lanai) are $268–$473. It is truly inconceivable that a hotel can be built at the beach and yet make it feel like you are nowhere near the ocean. This place manages to do both. In fact, almost all the rooms have no ocean views. The tiny rooms (250 sq. ft., no lanais) are incredibly cramped. Tiny bathrooms, tiny sinks—even the stairway to the second floor is small. The “suites” are simply two tiny rooms combined to make one puny suite. The only suites with lanais are “oceanfront.” Rooms are $148–$250. Suites (500 sq. ft.) are $207–$320. Discount at Sarento’s restaurant on site.

An old condo building that feels pretty institutional, but it’s clean and across the street from Kama‘ole III Beach. Some decent sunset views, but the proximity to South Kihei Road is always on your mind since no air conditioning means that open doors will bring in noise. Try to get a third floor or higher unit, or get used to looking at your rental car… and a whole lot of others. Units ending in 01–05 have oblique views of the ocean from the lanai only. Some units may not have a phone. 2/2s (1,060 sq. ft., including lanais) are $245–$296. Despite the square footage, the units don’t feel that large. 4-, 12- or 14-night minimum.

The two-bedroom units have one bedroom as an open loft, so there’s not much privacy. Some units are more updated and have been priced accordingly. Building 3 is the farthest from the road and beach, which isn’t directly across the street anyway, like some other condos farther south. Priced about what it is worth. All units have A/C in the living room, some units have A/C in the bedrooms, and some units may not have a phone or DVD player. Rates for 1/1s (693 sq. ft.) are $120–$210, 2/2s (840 sq. ft.) are $165–$295. 5- or 7-night minimum.

Excellent views from this condo building, and you’re super close to the water. They have an elevator in this 4-story building—unusual for such a small building. It’s an early ’70s structure, but it’s a well-maintained, intimate property. The units are clean, some are updated, and others could use more updating. The large fourth floor roof deck is a great place to sit and watch turtles (if you rent a unit up there). They have a good attitude here. Soap is provided free for the coin-op washers. Top floor units have A/C. North corner units are the best. South corner units can get a little hot. Rates for the 350 sq. ft. studios (which have pull-down beds, cooktops and convection microwaves instead of full ovens) are $142–$247, 1/1s (620 sq. ft.) are $179–$354, 2/1s (896 sq. ft.) are $249–$345. 5-night minimum. This is a mid-’70s, semi-circular condo building with a great location overlooking Kama‘ole I Beach, but you’ll have to walk next door for the sand. All rooms have dynamite views, except the rear-facing corner units. Units ending in 09 are recommended because the master bedroom is also on the ocean side. The property is very nicely maintained. The glass walls around pool really embrace the ocean. About half of the units have A/C, so ask if you need it. They have a great BBQ area on the roof for watching sunsets. Rates for 1/1s (600 sq. ft.) are $225–$339, 2/2s (850 sq. ft.) are $175–$539, 3/2s (1,553 sq. ft.) are $479–$699.
