These condos are large and comfortably furnished, and they seem well laid out. Many units have distant ocean views from the large lanais. If you want to avoid stairs, get a second-floor unit. (First-floor units have stairs that go down, feel more like  a basement and may have their views partially blocked by a wall.) There is more traffic noise in this area since the bypass road has opened; they’ve tried to block the view of the cars zooming by but you’ll definitely know they’re there. Free WiFi but some units may not have a phone. 2/2 units (1,000 sq. ft.) are $140–$250, 3/3 units (1,400 sq. ft.—the third bedroom is simply a loft) are $150–$250. 7- or 10-night minimum.

These condos are a good value with a few downsides. Large units, decent price, reasonably furnished and a 3-minute walk to Kahalu‘u Beach Park. The negative is the location. Let’s just say it’s the nicest place in the neighborhood, which isn’t necessarily a good thing. The elevator is secured with key access. And although the address is Alii Drive, it’s way off Alii up Makalea Street. If you are looking for an ocean view, get the second floor or above, but you’ll still have to look over a gravel-covered empty lot. The 2/2 units that end in 01 and 05 have master bedrooms facing the ocean; other rooms face the ocean sideways, but each room has a generous lanai. Free WiFi in most, some units may not have a phone. 1/1s (800 sq. ft.) are $140–$174, 2/2s (1,400 sq. ft.) are $165–$219. 3- or 7-night minimum.

Kahalu‘u Beach Villas

These condo buildings, finished in 2008, sit right across the street from Kahalu‘u Beach Park and have some decent ocean views from most units. The elevated infinity edge pool faces the beach across the street, giving you the illusion of the ocean at the pool’s edge when swimming in it. The units are very pleasant and well-appointed. They have large showers in each bathroom, but no tubs. In a fit of bad design planning, they made some very high sinks in the bathrooms. So high, in fact, that some owners have included a stepstool, but some of these have been changed. Even though the units are close to the road, noise should not be an issue with the central a/c. Overall, not a bad spot close to a nice beach with good snorkeling. Some units may not have a phone. 1/1 units (725 sq. ft.) are $150–$326. 2/2 units (972–1,075 sq. ft.) are $166–$384. The back building has all two-bedroom units and an elevator. 5- or 7-night minimum.

Upscale condos with amenities, such as showers with two heads and large Jacuzzi bathtubs in the two- and three-bedroom units by the water, outdoor wet bars, etc. 2/2 units are quite large, 3/2 units simply add an open loft to 2/2 unit. Our only complaint is that they charge an extra $20–$30 per day to use air conditioning (depending on how many bedrooms are in the unit). For these room rates, they should include these. Nice location on the lava shore. Overall, you should be pleased here. 1/2 units (1,248–1,336) are $139–$275, 2/2 units (1,639 sq. ft.) are $179–$315. 2-night minimum. The agent below has some cheaper prices, 3/3 units and qualifies as a Solid Gold Value.

This gated condo property is made up of older townhouses and newer condos. Huge variation in rooms here, even among the condos. Buildings 1–5 have outstanding units with incredible locations. On the other hand, some of the buildings have tacky rooms. End units (not in the townhouses) have wonderful wraparound lanais. The townhouse units are older, but many have been upgraded. Some may be more weathered and get a bit buggy. Townhouses numbered 1–5 and 170–199 are on the lava coastline with commanding views. Those numbered 1–13 have access to a lightly used, grey sand beach with ancient petroglyphs and refurbished heiau, where turtles commonly rest along the shoreline. A note on the oceanfront townhomes—their lanais are pulled up against the building during high surf, closing off all the windows on the first floor and making them feel very dark and cave-like. The swimming pool is larger than most condo pools. There are several interesting archaeological sites on the grounds. Tennis is a big deal here, hence the name.

This condo is toward the south end of Alii Drive, the grounds are fairly quiet and peaceful except for the birds chirping (but we consider that a plus). There are lots of long-term rentals here. Most (but not all) units are expensively furnished with large lanais. Grounds are well kept, and the pool area is particularly pleasant. Very clean, very tidy, very good deal. Not oceanfront. Some units have distant ocean views. The second and third floor units are the most desired here as the first floor is actually the lower ground level, making units feel dark. Some units may not have a phone, some have portable a/c units. The larger units are set up like lofts. 2/2 units (1,197 sq. ft.) are $140–$231, 3/3 units (1,400 sq. ft.) are $150–$241 (good value on the 3/3). 5- or 10-night minimum.

Grounds are nice at this condo property, rates are acceptable but seem to be increasing. Bedrooms aren’t entirely shut off in some cases; two-story townhouse layouts are preferable. Although it’s refreshing to be able to park right next to your unit, you’re confronted with stairs (up or down) as soon as you walk in the front door. This makes for some strange layouts, which waste otherwise useable space. Lanais are generous for the size of the units. Free WiFi, some units may not have a phone, some have BBQs. Overall, adequate. 1/1 or 1/2 units (600–1,017 sq. ft.) are $110–$224. 3-, 7- or 10- night minimum.

Also known as Keauhou Gardens, this condo complex was built in multiple phases. The units in the first phase (where the rental pool comes from) can best be described with one word—large. Large kitchens, large bathrooms with deep soaking tubs and/or separate showers, large bedrooms, large living rooms, large lanais. They even have garages (though some owners may deny you usage). For these reasons, plus all the amenities, we consider this a Solid Gold Value for this visit. Although some units have not been fully updated, they are well-maintained. Many of the units have been redone and feel very new and comfortable. Many of the units have added a/c, but some charge extra for using it. Most of the other units are smaller timeshares with a different layout and are not relevant to this review. Wish they had better signage at this property; it is easy to get lost in the maze of buildings. 1/1 units (1,100 sq. ft.) are $119–$189, 2/2 units (1,527 sq. ft.) are $139–$219, 3/3 (2,250 sq. ft.) are $249–$349. 4- or 7-night minimum.

This condo consists of two separate (and pretty different) buildings, the larger one and the smaller one. They had sold some units in the Reef building as condos. With their glorious location almost across the street from Kahalu‘u Beach Park, this is a good place to stay if you have any interest in swimming, snorkeling or surfing. Easily accessible, convenient and with good underwater scenery, Kahalu‘u is the most user-friendly snorkel spot on the island and one of the few popular beginner surf spots (and one of our personal favorites). Units are decent-sized, and the poolside BBQ makes a great spot to congregate after a day of exploring. A comfortable place to stay. Washer dryer in units in Reef building—others share laundry facilities. Most have bedroom a/c and a few have full a/c—both for an additional fee.  Their rates haven’t gone up in quite a while (knock on wood) and we commend them for their stability. 1/1 units are $175–$205, 2/2 units are $190–$215. 3-night minimum. Longer stays get rates cheaper than we’ve listed above (weekly rates are available).

This gated condo was completed in 2005 and every time we’ve visited, has smelled amazing thanks to flowering trees. All have garages that some owners will let you use. The units are contemporary in design, and this resort seems less crowded than others in the area. The open plan layouts are quite functional and feel like a second home. We liked the bathroom off every bedroom, as well as the deep soaking tub, double sink and separate shower in the master bath. In fact, the bathrooms are very large overall, often including a gigantic walk-in closet. The bedrooms are not scaled to match and seem small by comparison. Ocean views are very distant, if at all. The units tend to feel close to one another, especially in the bedrooms where your best view may be of your neighbor’s bedroom. Some units may not have a phone. 2/3s (1,550 sq. ft.) are $99–$249, 3/3s (1,700 sq. ft.) are also $119–$349.

Sheraton Kona Resort & Spa

This resort is best described as sophisticated, understated, islandy with Sig Zane designs scattered throughout, but a bit stark with lots of concrete. It does, however, embrace its oceanside location. (But there is no sand beach here, and they could use more plants in the interior areas to absorb sounds bouncing around the atrium.) They cater to families, and it’s reflected in their multi-level water feature with 200-foot waterslide, waterfall and pool that meanders into the atrium of the hotel. With the ocean and pool the focus here, we wish the pool deck felt better maintained—it’s showing its age. Cabanas by the pool are $175 per day or $200 including beverages and snacks. The fitness room (for those who can’t bear to be on vacation without working out) is state of the art with a killer view of the ocean. The teen center gets very busy and has foosball, air hockey, ping-pong, wide-screen TVs, game consoles and more. There is a keiki activity room with crayons and toys, but parents must be present as there is no staff on duty.
