The pool is away from the ocean in the middle of the Hawai‘i Big Island condo complex (but it’s heated if that’s important to you). This ain’t the greatest place to stay; it’s pretty institutional-feeling, and the Alii Villas views feel the same from most units, but the location and price are fairly decent.
The property doesn’t have a fitness center but some rooms come with a discount at a local gym. Some units may have partial A/C. Priced in line with what it’s worth. Units are fairly small with 1/1 units at 620 sq. ft. and 2/2 at 761 sq. ft. 3- to 10-night minimum.
